Renting a Room with Project Student
- HOW DO I RESERVE A ROOM?

To reserve a room, you will need to pay a holding deposit which is the equivalent of 1-weeks rent for your chosen room. Once the tenancy signing process is complete your holding deposit will be credited towards the full deposit for your room for the year.
IMPORTANT: The holding deposit could be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, provide materially significant false or misleading information, or fail to sign their tenancy agreement, and / or Deed of Guarantee.
- WHAT DOCUMENTS WILL I NEED?

UK Students:
We will need you to provide a copy of your passport, University acceptance letter, student ID and if you choose to pay using the instalment option, we will need your guarantor passport copy and proof of address. Guarantor proof of address must be dated within 3 months.Non-UK Students:
We will need you to provide a copy of your passport, University acceptance letter, student ID and if you choose to pay using the instalment option, we will need your guarantor passport copy and proof of address. Guarantor proof of address must be dated within 3 months.For all non-UK students, we will need a copy of your visa.
- HOW MUCH IS THE DEPOSIT AND WHAT IS IT USED FOR?

You will be required to pay a deposit of £250 which is held against any damage to the property, or unpaid dues.
We collect the deposit when you sign the tenancy agreement, and it is held and protected in a government-approved tenancy deposit scheme (TDS).
When you move out, we will check if you have any money owing and complete a vacation inspection of your room. If there are any outstanding dues or any damage, we will agree an amount that will be deducted from your deposit. Once this is agreed we must return the remainder of your deposit within 10-days according to UK law.
To avoid having any deductions taken from your deposit you must.
- meet the terms of your tenancy agreement
- not damage the property
- pay your rent and bills

- I HAVE BOOKED A ROOM BUT FAILED TO OBTAIN A VISA, CAN I CANCEL MY BOOKING?

Yes, you are entitled to cancel your booking, but we will need you to provide evidence of your visa rejection.
- ARE THERE ANY FEES OR PENALTIES I SHOULD BE AWARE OF?

Unpaid Rent:
If you are late making your rental instalment payments, you will also be charged interest of 3% above the Bank of England Base Rate from rent due date until you make the payment. Please Note: As a gesture of good will, this interest charge will not be levied until the rent is more than 14-days in arrears.Variation of Contract (Tenant’s Request):
£50 (Inc. VAT) per agreed variation. To cover the costs associated with the preparation and execution of new legal documents.Change of Sharer (Tenant’s Request):
If you are sharing a dual occupancy room and want to change the person you share with or are leaving with a replacement tenant to take over the remaining term of the contract, we will charge £50 (Inc. VAT) per replacement tenant, or any reasonable costs incurred if higher.Lost Key(s) or other Security Device(s):
Tenants are liable for the cost of replacing any lost keys or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, and new lock, and replacement keys for the tenant, landlord, or any other persons requiring keys will be charged to the tenant. There will also be a charge of £15 per hour (inc. VAT) for the time taken to administrate replacing lost key(s) or other security device(s). - WHAT IS A GUARANTOR AND DO I NEED ONE?

A guarantor is someone who agrees to be responsible for your rent and your other legal obligations within a tenancy agreement. So, for example, if you damage the property or don’t pay your rent, your guarantor may have to pay anything you owe.

- WHO DO I REPORT MAINTENANCE ISSUES TO?

In an emergency where there is a threat to life such as a fire, please call the UK Emergency services by dialling 999.
If you discover a major fault that means you are unable to access or safely live in your home such as a flood or electrical fault, please call us immediately on the number provided in your room and on notices around the entrance areas of your property.
If you discover a maintenance issue that does not require our immediate attention such as a leaking tap or minor damage, please report it on our Contact page and we will arrange the necessary maintenance professional to attend with 48-hours.
- HOW, WHEN AND WHERE DO I PAY MY RENT?

To pay your rent you will need to visit your student portal, here you can pay via BACS, direct debit, or card payment.
Rent is paid in line with your tenancy agreement, for example if you have a UK guarantor and have selected instalments you pay on the portal each term.
- WHAT IS THE MOVE IN PROCESS?

We will be in communication with you ahead of your arrival, the moving in process is simple, once your 1st rent instalment is paid and documents are completed, we will arrange your check-in date.
We will meet you and issue all the necessary information you will need. If you are arriving outside of office hours, arrival arrangements must be made in advance. Please contact us. - WHAT IS THE MOVE OUT PROCESS?

We will remind you of your contract end date as it approaches. You should leave your room/ flat clean and tidy and remove any items that you no longer want that were not present upon your check-in. We will share information on the steps we will need you to take, we will also complete an inspection at after you have left.
Your keys can be returned to a member of the team or using the mailbox which you will find in the communal areas of the building you are living in.
- WHAT HAPPENS OVER THE SUMMER BEFORE AND AFTER EACH ACADEMIC YEAR?
